About the project
Where exactly is Jacob & Co Residences Mohali?
On Chandigarh International Airport Road, in the GMADA Aerocity area of Mohali. The airport, IT City and Mohali’s centre are each about 10–15 minutes away, Chandigarh about 20–25 minutes and Panchkula about 30–35 minutes*.
Who is building it?
GB Realty, a Mohali developer that’s part of the Optas Group, with offices in Sector 83, Mohali and Sector 8C, Chandigarh. Their flagship is Opus One in New Chandigarh.
How big is the project?
Launch figures say about 9 acres, six towers of around 25 floors and roughly 400 homes. GB Realty’s own site has listed 4.5 acres, so it’s worth checking the final figure in the RERA filing.
Where does it stand right now?
It’s a new launch with pre-launch pricing open. The RERA number is awaited and there’s no possession date yet.

Which layouts are there?
Three: a 2 BHK with a staff room and home-gym space (about 2,000 sq. ft.), a 3 BHK with a study and staff room (about 3,000 sq. ft.) and a 4 BHK with a study and staff room (about 5,000 sq. ft.)*.
How much does it cost?
The 2 BHK is ₹2.90 Cr* at pre-launch and expected at ₹3.30 Cr* after launch. The 3 BHK is ₹4.35 Cr* and the 4 BHK ₹7.25 Cr*. Taxes and statutory charges are extra.
How much will I save by booking early?
About ₹40 lakh on the 2 BHK — the gap between ₹2.90 Cr* now and ₹3.30 Cr* at launch.
What’s the rate per sq. ft.?
Roughly ₹14,500 a sq. ft.* at the pre-launch price. At the launch price, the 2 BHK works out to about ₹16,500.
Can I see the floor plans?
Yes. We share detailed plans with room sizes on request — just tell us which layout you’re interested in.
Booking & payment
How much do I need to book?
The current booking amount is shared on request. Until RERA is issued, keep any Expression of Interest refundable, and get the terms in writing.
Is the project RERA registered?
Not yet — the number is awaited. Once it’s issued, look the project up on the Punjab RERA portal before paying anything beyond a refundable EOI.
How should I pay?
Only to the developer, by cheque or bank transfer. Never in cash, and never into a personal account. Keep every receipt.
Can I get a home loan?
Most major banks lend on projects by established developers like GB Realty. As a rough guide, an 80% loan on the 2 BHK at 8.5% over 20 years comes to about ₹2.01 lakh a month.
Can NRIs buy here?
Yes. You can do the site visit by video call, and payments usually go through NRE/NRO accounts or normal banking channels. Check the current rules with your bank or adviser.
