Here’s what we’d tell you if you were sitting across the table from us. We like this project. But it’s early, and early projects deserve a bit of care. Both things are true at once.
What we like
It’s a genuine first. No one else in Chandigarh, Mohali or Panchkula has a Jacob & Co. home. That kind of rarity is hard to replicate.
The homes are big. The 2 BHK alone is around 2,000 sq. ft., and every layout has a staff room. That’s not common.
The way in is reasonable. About ₹2.9 Cr* for a global branded home is low — and it’s ₹40 lakh under the expected launch price.
What we’d check
RERA. The number isn’t out yet. Until it is, keep anything you pay as a refundable Expression of Interest, with the refund terms in writing.
Land area and tower count. GB Realty’s own site has listed 4.5 acres; launch figures say about 9 acres and six towers. The RERA filing will settle it — read it.
Possession date. Nothing’s been announced. The RERA registration will carry the committed date, and that’s the one to hold them to.
What we’d actually do
- Register early — if you like it, lock in the pre-launch price with a refundable EOI.
- Wait for RERA — then check land, towers and the possession date in the filing.
- Get it in writing — the cost sheet and the payment plan, before paying anything more.
- Pay the developer directly — cheque or bank transfer only, and keep every receipt.
Who it suits
Buyers — and NRIs especially — who want a branded address in the Tricity and are comfortable buying early, once RERA is out. If you need to move in within a year or two, this probably isn’t the one for you yet.
